    From a distance the house on North Bruny Island might appear small, shrunken by surrounding spotted gum trees, but as you approach the 1.56ha grounds it becomes clear that the three-storey residence is far grander than the average homestead.

    In winter, when the weather can get down to chilly minus temperatures, owners can rely on the 650 metre air circulation network under the house – which has ventilation ducting incorporated in the walls – to moderate the inside climate.

    There is also a fireplace in the formal lounge area with a three-speed booster fan.

    The kitchen island, which is just centimetres from the grand dining room table, is lit underneath with LED lighting and has two pull up power outlets, each with two USB charging points, so you can plug speakers in and charge phones. 

    On a separate, higher level in the house is the master bedroom with dual walk-in storage spaces as well as a sitting area that takes in more of the spectacular views.

    The wall-mounted bed side tables are Tasmanian Oak, as are the stairs and balustrade rails in the entrance areas. 

    A luxurious bathroom lies beyond the master suite, with twin showers and sinks, but it’s the shared bathroom and its deep bath that wows guests. 

    It is the perfect place to relax, as the view from the bathroom window looks directly out over the D’Entrecasteaux Channel. 

    Meanwhile, in the summer months, owners will be wanting to open the sliding doors and sit on the deck, looking out over the bushland and waterways beyond.

    The large garage has enough room for seven cars and services a laundry area, condenser dryer and washing machine.  

    Additionally, there is a dog run behind the garage and a high cube shipping container for on-site storage.

    Bruny Island is just a short drive and ferry ride away from the capital city of Hobart and is ‘world renowned’ for its breathtaking coastal scenery, stunning surfing beaches and national park walks. 

    The island visitors are most often drawn to boutique produce including oysters, cheese, wine and fruits. 

    This property, which is currently being sold by Laureen Wood at First National Kingston, has potential as a luxury accommodation business and there are on-island complete management options for running visitor accommodation that can be made available.
